We don't guess. We test.

Every mini-split install starts with a per-room load calc. Every mini-split repair starts with the gauges, the meters and the manufacturer-specific diagnostic tools.

  1. We size each zone separately.

    A Manual J load calculation per room, not one number divided by the number of heads.

    On the Wake Forest job below, three rooms got three different head sizes because they had three different loads.

    What it means: Identical heads overshoot some rooms and undershoot others. Sizing per room is why a mini split actually holds a setpoint.

  2. We read the inverter board.

    Fault codes and communication between the outdoor unit and each indoor head, using the manufacturer's own diagnostic tooling rather than a generic meter.

    What it means: Most "the head isn't working" calls are a communication fault, not a dead head.

  3. We measure the refrigerant.

    Pressures at the line set, and the flare connections checked — the most common leak point on a ductless system.

    What it means: Adding refrigerant to a leaking flare is a repair you pay for twice.

Three rooms, three temperatures, one system.

A Wake Forest install call.

A homeowner in Wake Forest called us about three rooms the central system never quite handled: an upstairs bonus room that ran 8 degrees warmer than the rest of the house in July, a sunroom off the kitchen that was unusable in either July or January, and a finished space above the garage that the previous owner had given up on heating altogether.

Running new ducts wasn't practical — the framing path didn't exist — and a single new central-system zone wouldn't have helped the sunroom anyway, because of the glass load.

We measured each space, ran a Manual J load calc on each room individually, and quoted a three-head multi-zone Daikin mini split sized to the actual loads, not three identical heads that would have overshot some rooms and undershot others.

The install went in over two days. Each room now sits at its own setpoint. The sunroom is finally usable year-round, the bonus room actually matches the rest of the house in July, and the space above the garage is a working office now instead of storage.

What it means: Mini splits only work when the sizing actually fits the room. Anything else is a guess in expensive equipment.

What it means: An oversized head short-cycles, never dehumidifies properly, and wears out early. Measuring each room is how you avoid buying one.

What a mini-split job actually looks like.

  1. Consult

    Free in-home visit. We look at the rooms, the framing, the electrical and the existing system if there is one.

  2. Measure

    A Manual J load calculation on each room individually — square footage, ceiling heights, windows, insulation, glass load.

  3. Quote

    Single-zone or multi-zone, head by head, in writing before any work begins. Financing through GreenSky if you want it.

  4. Install

    Daikin or Goodman, sized to the rooms. Line sets run, flares made properly, condensate routed so it drains where it should.

  5. Verify

    Pressures measured, each head tested at its own setpoint, and the controls handed over working before we leave.

    Goodman is the workhorse of the Daikin family in North America. Systems that hit modern efficiency targets at an approachable price point, with a warranty among the strongest in the industry — which matters when the system needs to last 15 to 20 years.

What it means: Other brands look fine on a spec sheet. We don't have the diagnostic relationship to service them well over a decade-plus lifespan, so we don't sell them.

If a mini split isn't quite right

What brands do you install?

Other brands look fine on a spec sheet but we don't have the diagnostic relationship to service them well over a decade-plus lifespan.

When does a mini split make more sense than central AC?

A few common cases. Additions or finished spaces where extending the existing ducts isn't practical. Bonus rooms above the garage or kitchen that the central system can't quite reach because of duct length and static pressure. Sunrooms with high glass load. Whole-home ductless retrofits in older houses where the ductwork is too compromised to keep using. If your existing ductwork is in good shape, a central system is usually the better whole-home answer.

Single-zone or multi-zone?

Single-zone is one outdoor condenser paired with one indoor head — simplest, most reliable, best efficiency. Multi-zone is one outdoor condenser paired with two-to-five indoor heads, more flexibility for whole-home coverage, but each indoor head needs to be sized to its room load, not just the total square footage. We run a per-room Manual J before quoting any multi-zone system.

Do you offer financing on mini-split installs?

Yes. We finance through GreenSky. Most install customers are pre-approved before the install date. Pricing for the new system is quoted in writing after a free in-home consultation that includes the load calc. We don't size the system to a sales target.
